Pre-booking Rental Terms

Please read important info below before booking a property.


Please add cleaning charge (stated in each properties description), 6% service charge and 13% state and local tax to all rates.
Payments: To reserve we take a 25% down payment with the balance due at check-in.
We accept Visa/Mastercard or Discover for payments. Checks are accepted only if received more than 2 weeks prior to check-in.
There is a $500 damage deposit due at check-in.

Maximum Occupancy for each unit is strictly enforced and includes all children and babies. Guests under 25 must be accompanied by a parent or legal guardian.

All units are NON-SMOKING.  If you smoke in the unit, then you will be responsible for any damages including loss of future rentals.

Condos include 1 parking space.  If bringing an electric vehicle most condos do not provide charging facilities.  Homes and duplexes may have parking for more.  Please see descriptions.  No motorcycles, trailers, or work trucks allowed.
No golf carts, 2 or 3 wheel scooters, trailers, RVs, or mopeds allowed at condo properties.

All condos and homes are individually owned and furnished.  Siesta 4 Rent cannot guarantee owners have not changed furniture or decor.  Siesta 4 Rent strives to keep all information on our website accurate but cannot guarantee and is subject to change.

Reservations with pets require a $300 non-refundable pet fee added to your rate if property allows a pet.

We accept bookings no more than 1 year in advance.
Once we get to 1st of that month, we can book that entire month for the following year.
Guests in there for the calendar month get 1st right for the next year.
We book weekly stays from Saturday to Saturday, but other days may be possible. (4 night minimum at last minute) Prices and units subject to change without notice.
Advanced bookings may require a longer stay than minimum listed.  Stays less than 1 week may be booked only within 2 weeks prior to arrival date.

Pool Heaters are set at 84 degrees from November 1st to April 30th but temperature is not guaranteed during cold weather.  Pools may take a few days to recover to 84 after cold nights.  Heat pumps will not provide any heat if temperature falls below 55 degrees and are only set to run during daylight hours.
All spas are NON-FUNCTIONAL and are at pool temperature.

Pool Safety:  Guest hereby acknowledges that the pool/spa and any water feature on the property can be dangerous
and accepts all the risks involved.  It is the guests responsibility to learn about any safety precautions for the pool/spa.
Guest agrees to accept responsibility for child safety around the pool/spa and not to leave any children unsupervised at
any time.  Guest agrees to hold harmless Siesta 4 Rent and the property owner for use of the pool/spa.

If the property offers internet, no tech support is provided by Siesta 4 Rent.

CANCELLATION POLICY: IF YOU CANCEL MORE THAN 90 DAYS PRIOR TO YOUR ARRIVAL DATE, YOUR DEPOSIT WILL BE REFUNDED MINUS A $150 CANCELLATION FEE (PLUS 3% IF A CREDIT CARD WAS USED).  IF LESS THAN 90 DAYS THEN YOUR DEPOSIT IS NON-REFUNDABLE.  IN CASE OF EMERGENCIES, INCLUDING HURRICANE EVACUATIONS, WE RECOMMEND PURCHASING TRIP CANCELLATION INSURANCE FROM AN AUTHORIZED AGENT. MANY COMPANIES OFFER COVERAGE ONLINE.

HURRICANES: TRIP INSURANCE IS RECOMMENDED.  ONLINE AGENCIES OFFER COVERAGE ONLINE.  SHOULD YOU CANCEL DUE TO A HURRICANE YOU HAVE 3 OPTIONS:
1. CANCEL AND LOSE YOUR DEPOSIT.
2. RESCHEDULE IN THE SAME UNIT WITHIN 2 MONTHS AND RETAIN YOUR DEPOSIT.
3. ARRIVE AND SHOULD A MANDATORY EVACUATION BE NECESSARY, WE WILL CREDIT YOU BACK THE NIGHTS OF THE EVACUATION.
